RPC has been letting properties since 2003 and is a dedicated letting agency. All of our expertise and experience is in private residential lettings, and we take pride in providing an expert, pro-active service to landlords and tenants. Our dedicated team of full time staff are both in the office and out on the road patrolling the areas six days a week. We are also available for call-outs 24 hours a day, 7 days a week.
The Directors of the company are landlords themselves, and the business started from the need for active management of these properties. Our properties were in “difficult” residential areas, and needed very careful and proactive management. Our experience in successfully letting and managing where other agents fear to tread has built us an enviable reputation, and we now specialise in letting relatively low cost housing stock and properties in the licensing area to tenants on LHA and housing benefits . We currently manage some 450 properties in Burnley, Padiham, Brierfield, Nelson and Colne. We are able to help landlords run profitable “buy to let” businesses in low cost areas.
Our active management includes making sure your properties comply with legal requirements and regulations including the compulsory HHSRS (Housing Health and Safety Ratings System). We have a team of reliable sub-contractors we call upon for repairs and maintenance, and we work very closely with Burnley and Pendle councils to ensure the tenants continue to receive benefits entitlements, and properties comply with council guidelines.
We are members of NALS (the National Approved Letting Scheme) , members of The Property Ombudsman, and the DPS (the Government approved Deposit Protection Service). We use top of the range letting software and provide our landlords with a full range of reports on a four weekly basis showing all rents collected, any charges and all payments made to landlord’s bank accounts. We also supply tax year end summaries of rental income and expenses for landlords.
